Why do I need an assessment?
The European Energy Performance of buildings Directive (EEPBD) requires all homes to have their energy efficiency rated. A domestic energy assessment will produce an Energy performance Certificate (EPC) which includes this rating. All properties need to have an EPC when being sold or rented.
 
What is an EPC?
Energy Performance Certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes which should have the lowest fuel bills - are in band A. The Certificate includes recommendations on ways to improve the home's energy efficiency to save money and help the environment.
 
What does an assessment involve?
A licensed assessor will visit the property and take a number of measurements, they will record the details of the property structure and layout. The inspection takes approximately an hour, though this can increase if the property is large, particulary old or has unusual features. It is necessary to inspect utility meters, boilers, hot water cylinders and thermostats. As part of the energy assessment each room in the house is visited to verify heating arrangements, ceiling height and presence of energy saving light fittings. Access to the loft and any heated basements is also required. Photographs will be taken to support the record of assessment, these are not domestic photographs of room and contents.
 
Is there anything I can do before you arrive?
Yes we will need to know the age of the property and it would be very helpful if you could have at hand any guarantees for any work which has been done to the house i.e extensions, conservatory, double glazing etc. It's also useful to have the boiler documents, but don't worry if you can't find them. The only cupboards we need access too are for the boiler and electricity meter.
 
What happens to the information?
Once all the relevant information has been collected it is entered into a secure NHER software database.The Energy Performance Certificate is processed along with recommendations for energy improvements. The report will be produced within three working days of the inspection taking place.

No personal details are stored. This is an inspection of the property not the occupants.
